8899 Beverly Boulevard, originally designed by Richard Dorman and built in 1964, has transitioned from an office building to a multi-unit residential complex while preserving its historical integrity. The building's original concrete megastructure and signature balconies have been retained, with expansions set back to respect the original form. Enhanced glazing connects interior spaces with West Hollywood's exterior, and a vertical shutter system offers shade and privacy control. The building features roof terraces, shared amenities like a lobby, fitness room, and pool terrace, and units with custom materials that reflect the local geologic context.

The renovation includes new retail and restaurant spaces at street level, improving the pedestrian experience and filling a commercial gap on Beverly Boulevard. The tower integrates with the residential neighborhood to the north through new townhomes built on the former garage lid. This thoughtful design reduces the building's scale and enhances the area's residential character. The project adds housing density with 40 residential units, including affordable housing, and eight townhomes. The design, blending historic architecture with contemporary elements, features a transparent "jacket" that extends the floorplate in three directions, anchored by a vertical glass entry. Modern seismic standards are met through significant structural work. The reuse of the original building preserves its embodied energy and neighborhood significance, with commercial-scale interiors adapted for residential use. 8899 Beverly Boulevard stands as a landmark mid-rise building, engaging with its surroundings from all angles and enhancing community connections.
